Why mold is so common in La Place
Mold needs moisture, a food source and warmth, and the River Parishes supply all three for most of the year. Summer mornings average about 90% relative humidity (NCEI, New Orleans), the rain runs to 63 inches a year (NOAA), and after Ida the state health department said that almost every storm-damaged property exposed to rain would have mold growth. Its guidance: mold generally won't grow if wet areas are dried within 24 to 48 hours; keep indoor humidity between 30% and 50%; for patches of 10 square feet or more, have it professionally cleaned (LDH). LSU AgCenter's housing specialists put the Louisiana clock at two to three days (LSU AgCenter).
The usual culprits here: a roof opened by a storm leaking into attic insulation, walls closed up after a flood before the framing was dry, a clogged AC condensate line soaking a ceiling, an air handler closet that never dries out, and a house left shut with the AC off after an evacuation.
Louisiana licenses mold remediation: what that means for you
Louisiana regulates mold remediation through the State Licensing Board for Contractors (LSLBC), and the rules are simpler than Florida's or Texas's:
- A license from $7,500. "A Mold Remediation license is required for remediation projects with a value of $7,500 or more" (LSLBC; classification). The license holder must have completed 24 hours of training in mold remediation and basic assessment, carry at least $100,000 of liability insurance, and show a net worth of at least $25,000 (Louisiana R.S. 37:2156.1).
- Homeowners are exempt on their own property, as are owners, tenants and their managing agents who aren't in the business of remediation for the public (R.S. 37:2157).
- No assessing and remediating the same property. Since the 2022 rewrite of the law, a licensee may not perform both mold assessment and mold remediation on the same property (Act 195 of 2022). Assessment itself has no state license.
- Jobs under $7,500 need no mold license, but the general rules on contractors and the LDH's advice to use a licensed remediator for larger areas still apply (LDH).
Before anyone starts on a bigger job, ask for the license number and check it on the LSLBC contractor search; only currently licensed contractors appear in the results. For a small patch on a hard surface, our guide to cleaning a small patch covers what to do. For an independent check after the work, see mold inspection and testing in La Place.
What mold remediation involves
- Find the water. Moisture meters and thermal imaging locate the leak, the roof opening or the condensation that fed the mold. Removing mold without fixing the moisture just restarts the clock.
- Contain the area. Plastic sheeting and negative air pressure stop spores spreading to the rest of the house, with HEPA air scrubbers running.
- Remove what can't be cleaned. Moldy drywall, insulation, carpet pad and ceiling tiles are cut out and bagged. EPA guidance is that porous materials with mold growing in them generally have to be discarded (EPA); after a flood, LSU AgCenter's advice is the same for wet insulation inside walls (LSU AgCenter).
- Clean hard surfaces. Studs, concrete and other hard materials are cleaned and, where appropriate, treated.
- Dry and verify. The area is dried until the framing reads below 20% moisture content and matches the rest of the house. For larger jobs, an independent assessor can carry out a clearance inspection (see mold inspection and testing in La Place).
- Rebuild. New drywall, paint and trim, often with mold-resistant board in bathrooms and laundry rooms.
What mold remediation costs in La Place
Published national ranges run from about $1,200 to $9,000 depending on the source, with averages between $2,300 and $3,500 and per-square-foot figures of roughly $10 to $30 (Fixr, 2025; This Old House, 2026; Bob Vila). The spread is about size and access: a closet wall is at the low end, an attic that leaked all season or a whole post-storm ground floor at the high end. Jobs of $7,500 or more need a Louisiana-licensed remediator, and demand after a hurricane pushes toward the upper figures.
Insurance usually covers mold only when it follows a covered water event (a burst pipe, for example) and often with a cap; mold from humidity, from flood water or from a long-neglected leak is usually excluded. The estimate comes in writing before any work starts.
Mold and your health
The CDC's summary: for some people, mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes or a skin rash; people with asthma or mold allergies may have severe reactions, and people with weakened immune systems or chronic lung disease can get lung infections from mold (CDC). If anyone in the home is in those groups, don't disturb the mold yourself; have it removed, and keep them out of the area until it's done. You don't need to know the type of mold, and neither the CDC nor the Louisiana Department of Health recommends testing to decide whether to clean it up.
When to call right now
- Mold covering more than about 10 square feet (a 3 by 3 foot patch), the limit both the EPA and LDH use for do-it-yourself cleanup
- Mold that came back after cleaning
- A musty smell with no visible source
- Mold after a storm, a flood, a roof leak or an AC overflow
- Someone in the home with asthma, allergies or a weakened immune system

Questions
Mold Remediation in La Place: your questions
Do I need a licensed mold remediator in La Place?
For a remediation project worth $7,500 or more, yes: Louisiana requires an LSLBC Mold Remediation license, with 24 hours of training and at least $100,000 of liability insurance behind it. Below that there is no mold license, but the state health department still advises professional cleanup for patches of 10 square feet or more. Check any license on the LSLBC contractor search.
Can the same company test for mold and remove it?
Not on the same property. Since 2022, Louisiana law bars a licensee from doing both the assessment and the remediation on one property. Assessment itself is not licensed, so for a report an insurer or buyer will accept, use an independent assessor who does not do the removal.
Should I get the mold tested first?
If you can see mold, no: the EPA says sampling is usually unnecessary and the Louisiana Department of Health says testing is not recommended by federal or state agencies. Testing is useful when the source is unclear, for clearance after remediation, or for a dispute. See our La Place mold inspection page.
How long does mold remediation take?
A single room is usually one to three days plus drying time. Attics, whole-floor jobs after a flood and air handler systems take longer. Containment stays up until the area is verified dry and clean.
Will it come back?
Not if the moisture is fixed. That is why the first step is finding the leak, the roof opening or the condensation, and why the professional will tell you about the condensate line, ventilation and keeping humidity between 30% and 50% before they leave.
Does insurance cover mold remediation?
Often only when the mold results from a covered sudden water event, and many policies cap mold coverage. Mold from humidity, flood water or an old leak is usually excluded. Check your policy and document everything.
