Assessor or remediator: who you need in Louisiana

Louisiana licenses mold remediation (from $7,500) but not mold assessment, and since 2022 a licensee may not do both on the same property (Act 195 of 2022; LSLBC). So the assessor you hire is independent by law from the remediator who does the work, and that independence is the point: the person telling you how much mold you have doesn't profit from the answer.

If you can already see a large patch, you need a remediator (see mold remediation in La Place). You need an assessor when the question is whether, where or how much, or when you need an independent report for an insurer, a buyer or a landlord. Because assessment isn't licensed, look for a third-party certification (ACAC's CIE or CIEC, or IICRC) and a report with photos, moisture readings and a clear source finding.

When mold testing is worth it, and when it isn't

The Louisiana Department of Health says testing for mold "is NOT recommended by federal or state agencies" (LDH); the EPA says that "in most cases, if visible mold growth is present, sampling is unnecessary" (EPA); the CDC doesn't recommend mold testing (CDC). Paying for a test to confirm that the black patch on the wall is mold is money better spent on removing it.

Testing earns its keep in specific situations, which the EPA's own guidance lists (EPA):

  • The source is unclear. A musty smell, allergy symptoms that ease when you leave the house, or a stain with no obvious leak. An assessor finds the moisture and the growth, often in the attic after roof damage or inside a wall that was closed up too soon after a flood.
  • Health concerns. Someone in the home with asthma, allergies or a weakened immune system, and you need to know what you're dealing with.
  • Clearance after remediation. An independent check that the work was done and the area is dry and clean, before the containment comes down and the walls go back. Surface or air sampling may be used to confirm the area was adequately cleaned.
  • Buying, selling, renting or a dispute. After Isaac and Ida, a pre-purchase check of a River Parishes home's attic and wall cavities is worth the fee; an insurer or buyer wants an independent written finding.

What a mold assessment involves

  1. Interview and storm history. Which storms the house went through, how high the water came, when the roof was repaired, when the smell started.
  2. Visual inspection. Every room, closets, the attic, the air handler, under sinks, and the wall cavities that were opened after the last flood.
  3. Moisture and thermal readings. A moisture meter and an infrared camera find wet materials behind finishes (see what a normal moisture meter reading is).
  4. Sampling, only if it answers a question. Air samples indoors compared with outdoors, or surface swabs, sent to a lab, when the growth is hidden or clearance has to be documented.
  5. Report. Findings, photos, readings, the likely moisture source, and recommendations: what to remove, how, and what to fix so it doesn't return.

What a mold inspection costs in La Place

Published national figures put a mold inspection at roughly $300 to $1,000, with averages around $500 to $650, and testing at about $50 to $700 depending on how many samples go to the lab (Fixr, 2025; Bob Vila). Louisiana rates sit around the middle of those ranges, higher in the months after a hurricane. A clearance inspection after remediation is priced separately. Ask what the fee includes (number of samples, lab fees, the written report) before booking, and ask whether sampling is needed at all.

When to book an inspection

  • A musty smell you can't trace, or symptoms that improve away from home
  • Water damage you suspect wasn't fully dried (a past storm, a roof leak, walls closed up after a flood, a previous owner's repair)
  • Before buying a home in the River Parishes, or after remediating one
  • A dispute with a landlord, tenant, seller or insurer

Call (985) 296-2522 and we'll connect you with a local assessor. If you can already see a sizeable patch, go to mold remediation; if it's wet, start with water damage restoration.

Questions

Mold Inspection & Testing in La Place: your questions

Do I need a mold test if I can see mold?

Usually not. The EPA says sampling is unnecessary when growth is visible, and the Louisiana Department of Health says testing is not recommended by federal or state agencies. Spend the money on removal and on finding the moisture.

Are mold inspectors licensed in Louisiana?

No. Louisiana licenses mold remediation (from $7,500) but not assessment. Look for a third-party certification such as ACAC CIE/CIEC or IICRC, independence from the remediation company (required by law on the same property since 2022), and a report with photos, moisture readings and a clear source finding.

What does a mold inspection cost in La Place?

Published national figures run from about $300 to $1,000 for an inspection, with averages around $500 to $650, plus roughly $50 to $700 for lab testing depending on the number of samples. Ask what is included before you book.

Can the inspector also do the remediation?

Not on the same property: Louisiana law has barred that since 2022. Use that rule to your advantage; the report you get has no sales pitch behind it.

What is a clearance test?

An independent inspection after remediation, with sampling if needed, confirming the area is dry, free of visible mold and cleaned as recommended, before it is closed up. Insurers, buyers and landlords usually ask for it, and after a flood it is worth having before the walls go back.

How long does an inspection take?

One to three hours on site for a typical home, longer for an attic after roof damage, and a few days for lab results and the written report.
